Project Overview
Capital Contractor Services serves as the Association’s Representative for Bristol Tower, providing strategic oversight across a portfolio of major capital improvement projects identified in the building’s Reserve Study, Milestone Report, and related planning documents.
These initiatives include window replacement, fire alarm replacement, parking garage restoration, elevator modernization, roof repair and future replacement, and structural and envelope repairs.
Our role is to represent the Association’s interests throughout planning, execution, and closeout, delivering independent review, structured project controls, and disciplined coordination to safeguard the building’s long-term performance and financial stability.
Through disciplined oversight and comprehensive coordination, Capital helps ensure Bristol Tower’s capital improvement program is executed with clarity, accountability, and long-term asset protection at the forefront.
Scope Summary
Pre-Construction Leadership
- Provide strategic guidance during consultant and contractor selection, conduct independent review of drawings and proposals, support contract structuring, and establish baseline budget and schedule controls. Coordinate permitting oversight to help ensure a streamlined approval process.
Active Construction Oversight
- Maintain consistent project involvement through site observations, progress meetings, compliance monitoring, and independent review of cost, schedule, and change management.
Board-Level Reporting & Communication
- Deliver executive summaries and strategic updates to support informed decision-making. Attend Board meetings and assist management with resident impact communications as needed.
Project Closeout Management
- Oversee punch list completion, documentation review, final inspections, and structured turnover to the Association.
