Project Overview
Capital Contractor Services serves as the Association’s Owner’s Representative for The Mark on Brickell Bay, providing strategic oversight from pre-construction through final project closeout.
Our role is to act solely in the Association’s best interest while delivering independent review, disciplined project controls, and structured communication throughout every phase of the work. By maintaining consistent involvement with the Board, management, engineers, and contractors, we help safeguard the building’s financial investment while supporting a smooth and well-managed construction process.
Through steady oversight and strategic coordination, Capital helps ensure The Mark on Brickell Bay’s project is executed with clarity, accountability, and long-term asset protection at the forefront.
Scope Summary
Pre-Construction Leadership
- Provide independent review of project documents, contractor proposals, and budgets while supporting contractor selection and contract structuring.
Active Construction Oversight
- Maintain ongoing site involvement, monitor progress and compliance, review financial controls, and coordinate closely with consultants and contractors to keep the project aligned with schedule and scope.
Board-Level Reporting
- Deliver executive-level reporting and strategic updates to ensure transparency, informed decision-making, and proactive issue resolution.
Project Closeout Management
- Oversee punch list completion, documentation review, final inspections, and structured turnover to the Association.
