Project Overview
Capital Contractor Services is engaged as the Association’s Owner’s Representative for WaterGarden’s exterior repaint project, providing oversight from pre-construction through project closeout.
With a long-standing history at the property, Capital brings a unique level of familiarity, allowing us to deliver immediate value without a learning curve. Our firsthand understanding of the building’s prior repaint cycles, existing conditions, and maintenance history enables more informed decision-making, stronger quality control, and better protection of the Association’s investment.
In our role, we provide independent oversight, structured coordination, and consistent communication to ensure the project is executed in alignment with specifications, budget, and long-term performance expectations for an occupied high-rise community.

Guide the project through final completion, ensuring a smooth, organized, and well-documented turnover to the Association.
history with WaterGarden
Capital Contractor Services has a long-standing relationship with the WaterGarden community, having supported the property across multiple projects over more than a decade.
We completed full exterior repaint projects in 2011 and 2017, and from 2012 through 2025, performed 17 individual work orders throughout the building. This extensive history provides a deep understanding of the property’s construction, prior systems, and maintenance needs.
This familiarity allows us to bring continuity and informed oversight to our role as Owner’s Representative, ensuring the project is executed with clarity, efficiency, and long-term durability in mind.
